This project presented the unique challenge of converting an existing warehouse into a state-of-the-art water quality testing laboratory requiring complex, cost-effective, efficient HVAC and plumbing systems. The challenges were compounded when the geo-technical soil testing report indicated the slab for the existing building was located on a site with a high water table.

The 8,405 sf renovation and 6,495 sf addition was recognized by the Seattle Design Commission as a Design Excellence Award recipient.

Community Services Center

Integrated early into the programming and schematic design of KCR’s Community Services Center, Hargis collaborated with the design team to evaluate the project objectives, develop whole-building design options, identify opportunities and implement sustainable design approaches. Following the project through design and construction, Hargis also supported the owner in successfully applying for grant funds based upon the sustainable design approach.

Greenbridge Early Learning Center

This new center will provide program spaces for fee-based childcare, as well as a regional Head Start program. Integrated into the larger Greenbridge campus, Hargis is serving the center and supporting 11,500 sf underground parking garage as the mechanical, electrical and telecommunications consulting engineer.

Hargis’ electrical and telecommunications groups were engaged in the pre-design for the $30 million renovation work slated for the historic building. In collaborating with the team, they developed approaches to complete the upgrades while the legislative session will be in progress. The team will continue to serve the project as it progresses through design and construction.
